A Practical Guide to NOIDA-GNIDA-YEIDA

Three separate industrial development authorities govern residential and industrial development in the Delhi–NCR corridor east of the Yamuna: the New Okhla Industrial Development Authority (NOIDA, established 1976), the Greater Noida Industrial Development Authority (GNIDA, established 1991), and the Yamuna Expressway Industrial Development Authority (YEIDA, established 2001). Between them, they release the plot schemes and group-housing plots that shape most of the formal residential inventory on the UP side of NCR. Understanding how the three differ is the first thing to get right — the pricing, the resale market, and the appreciation curves are very different.

What each authority actually releases

NOIDA Authority covers the original NOIDA sectors — the 100s, 90s, 70s series that most Delhi commuters know. Fresh residential plots from NOIDA are rare; most of what NOIDA now releases is either a periodic institutional plot or a commercial plot scheme. When residential plots do come up in NOIDA — as in the 2020 residential plot scheme in Sectors 45, 44 and 22D — pricing sits at ₹1.5–₹3.5 lakh per square metre and demand exceeds supply by 20-30x. The 2024 residential plot scheme in Sector 43 and 108 followed the same pattern.

Greater NOIDA (GNIDA) is the primary residential plot source now. GNIDA runs frequent group-housing plot allotments in the Alpha, Beta, Gamma, Delta, Zeta, Chi, and Xu sectors — as well as periodic residential plot lotteries for individual buyers. Sector Alpha and Sector Beta plots trade closer to NOIDA prices, while newer Chi, Xu and Ecotech sectors are still affordable in the ₹40,000–₹80,000 per square metre range.

YEIDA — governing the corridor along the Yamuna Expressway — is where the largest plot-lottery volumes have been released since 2020. YEIDA's plot lotteries include the well-publicised YEIDA Sectors 18, 20, 22D, 24A residential plot schemes, most of which cover the corridor stretching between Greater NOIDA West and Jewar. Prices in YEIDA are the cheapest in the three authorities — ₹25,000–₹50,000 per square metre in most schemes — because ready civic infrastructure lags Greater NOIDA by several years.

The Jewar Airport effect — where the speculation is

The Noida International Airport at Jewar is the reason YEIDA plots have been oversubscribed. YEIDA's 2023 residential plot scheme in Sectors 18 and 20 received 1.2 lakh applications for 361 plots — an oversubscription ratio in the 300x range that is unusual for any Indian plot lottery. Prices in the Jewar corridor have risen 60-80% in three years on the resale market, with newspapers regularly reporting resale premiums above the YEIDA allotment price on the day of possession itself.

Applicants should understand this trade-off honestly: the very high odds against winning a YEIDA plot near Jewar are the flip side of the very high expected upside if you do win. The resale premium is real, but so is the ongoing risk that airport commissioning slips or the connectivity investments arrive later than promised.

The paperwork moment that trips most first-timers

For all three authorities, the online application is straightforward — PAN, Aadhaar, bank account for the earnest-money refund, income proof if applying in a reserved category. The document trap is the lease deed and stamp duty stage that comes after allotment. UP charges stamp duty of 5% (with a 1% concession for women applicants) on the lease deed, plus a small registration fee. Buyers who won a plot in a plot lottery and forgot to budget for the stamp duty separately end up scrambling to arrange 5-6% of the plot value inside a 60-90 day window.

The other genuine pitfall is the construction timeline clause. NOIDA, GNIDA and YEIDA all require a plot allottee to complete construction within a specified period (typically 5-7 years) or face an extension fee. Buyers holding YEIDA plots as pure speculation — with no intention to build — should factor in this extension cost, because the accumulated extension fees over 10+ years can add significantly to the effective plot cost at eventual resale.

Where these three fit against DDA and private-builder options

For a Delhi-region buyer, the honest comparison is that DDA gives you Delhi-side flats with high location certainty (Narela vs Dwarka is much less variable than Alpha-1 GNIDA vs YEIDA Sector 22D), while NOIDA/GNIDA/YEIDA plots give you land — with construction control, resale liquidity, and long-run appreciation exposure that a DDA flat does not offer. Which route fits depends on whether you want to build and hold, or want a ready flat at a known price.
