PM Awas Yojana 2026 — Pradhan Mantri Awas Yojana Gramin & Urban Subsidy
Pradhan Mantri Awas Yojana (PMAY), launched in 2016, is India's largest housing programme providing financial assistance to build pucca houses for economically weaker sections. Under PMAY-Gramin (rural), eligible BPL families receive ₹1.20 lakh in plain areas and ₹1.30 lakh in hilly or north-eastern states paid directly through DBT. Under PMAY-Urban, first-time homebuyers in EWS (annual income up to ₹3 lakh) get 6.5% interest subsidy on home loans up to ₹6 lakh, reducing monthly EMI significantly. LIG (income ₹3–6 lakh) gets 6.5%, MIG-I (₹6–12 lakh) gets 4%, and MIG-II (₹12–18 lakh) gets 3% subsidy under the Credit Linked Subsidy Scheme (CLSS). Beneficiaries are selected through the SECC database and state government surveys. Over 2.1 crore PMAY houses have been completed as of 2026.

Pradhan Mantri Awas Yojana Urban 2.0 (PMAY-U 2.0) was launched in August 2024 to build 1 crore affordable houses for urban poor and middle-class families over 5 years (2024-29) with a total outlay of Rs 10 lakh crore. The scheme provides interest subsidy (Credit Linked Subsidy Scheme — CLSS) up to Rs 2.30 lakh on home loans, beneficiary-led construction (BLC) assistance, and affordable housing in partnership. EWS/LIG/MIG families with annual income up to Rs 18 lakh are eligible.
PM Awas Yojana Gramin Phase 2 2024 — 2 Crore New Rural Houses: ₹1.20-1.30 Lakh + ₹90 Days MGNREGS | pmayg.nic.in
Pradhan Mantri Awas Yojana Gramin (PMAY-G) Phase 2 was announced in the Union Budget 2024-25 to construct 2 crore additional pucca houses in rural India over the next 5 years (2024-29), building on Phase 1's achievement of 2.95 crore houses. Phase 2 enhancements: (1) House assistance increased: ₹1.20 lakh in plain areas, ₹1.30 lakh in hilly/NE states (enhanced from earlier amounts); (2) MGNREGS wage linkage: 90 person-days of MGNREGS work for construction labour — earning ~₹24,000-27,000 additional income for beneficiary; (3) SBM-G convergence: Free toilet construction (Swachh Bharat Mission — Gramin); (4) Jal Jeevan Mission: Piped water tap connection; (5) DDUGJY/Saubhagya: Free electricity connection. So a PMAY-G Phase 2 house actually delivers: ₹1.20 lakh housing grant + ₹24,000 MGNREGS wages + ₹12,000 SBM-G toilet + free water + free electricity — total value ~₹1.60-1.80 lakh. Selection: Through Awaas+ survey and Gram Panchayat-level priority list.
RERA 2026 — Real Estate Regulation & Development Act: Homebuyer Protection & Developer Accountability | rera.mohua.gov.in
Real Estate (Regulation and Development) Act (RERA), enacted in 2016 and implemented through state RERA authorities, protects homebuyers from fraudulent/delayed real estate projects. RERA mandates: (1) All residential/commercial projects above 500 sq m or 8+ apartments MUST register with state RERA before any marketing/sale; (2) Developers must park 70% of project funds in a designated escrow account — preventing fund diversion; (3) Project must be delivered by RERA-registered delivery date — delay triggers 10.75%+ interest compensation to buyers; (4) 5-year defect liability: Developer must fix structural defects free for 5 years post-possession; (5) Carpet area transparency: Sale only on carpet area basis (not super-builtup); (6) RERA complaint mechanism: Homebuyers can file online complaints against developers in their state RERA; (7) Real estate agents must register with RERA — illegal to deal in unregistered projects. All 36 states/UTs have operational RERA. Homebuyer tips: Always check RERA registration before booking. Key risk: Unregistered projects have no RERA protection.
