About SRA Mumbai Slum Rehab
Slum Rehabilitation Authority (SRA) Mumbai rehabilitates Mumbai's slum dwellers into permanent FREE housing under the world's largest slum rehabilitation programme. Established 1995. SRA provides FREE 300 sqft (recently enhanced from 269 sqft) self-contained flats to eligible slum residents whose hut existed before the cut-off date (currently January 1, 2000). Over 2 lakh slum families have been rehabilitated since inception. SRA also enables private developers to redevelop slum land via the Slum TDR/FSI model — making more housing available citywide.

❓ Frequently Asked Questions — SRA Mumbai Slum Rehab
▶What is SRA Mumbai and who is eligible?
SRA (Slum Rehabilitation Authority) Mumbai rehabilitates eligible slum dwellers into permanent FREE 300 sqft flats. Eligibility: your hut/slum residence must have existed before January 1, 2000 (current cut-off), you must be listed in Electoral Roll/Census/Slum Survey, you must have documentary proof of residence (electricity bill, voter ID, ration card pre-2000).
▶Is the SRA flat really completely free?
Yes — eligible beneficiaries get the 300 sqft flat for FREE (no cost, no monthly EMI). The flat is permanently registered in their name. The cost is borne by private developers who get TDR (Transferable Development Rights) and FSI bonuses on the freed-up slum land. This is the world's largest free-housing rehabilitation programme.
▶What if my hut was built after the cut-off date?
If your slum residence was established AFTER January 1, 2000, you are NOT eligible for free SRA flat. However: (1) Maharashtra government periodically revises the cut-off (was 1995, then 2000, may extend further); (2) Post-cut-off families may get rental rehabilitation but not free permanent flat; (3) Some get rehab housing at concessional cost (₹2.5-7 lakh).
▶How long does SRA rehabilitation take?
Typically 3-8 years from project sanction to flat possession. Steps: (1) Slum notification & society formation (6-12 months); (2) Developer agreement & SRA approval (1-2 years); (3) Temporary transit accommodation (rental); (4) Construction (3-5 years); (5) Final possession. Faster in cleared slums, slower where 30-50% slum dwellers haven't given consent.
▶Can I sell my SRA flat after getting it?
There is a 10-year lock-in period — you cannot sell, transfer, or rent out the SRA flat for 10 years from possession. After 10 years, you can sell with SRA permission (some procedural fees). The intent is to prevent immediate resale and ensure genuine rehabilitation. Some flats are reportedly sold informally before lock-in but this is illegal.
